You get one chance to make a first impression so you wanna get it right. With 90% of buyers beginning their search online—especially this year—those listing photos matter, folks!⁣ You HAVE to find a way to capture the attention of those online buyers and get them to STOP THEIR SCROLL!

To get the most out of your home’s glam session, follow these real estate pre-shoot tips:⁣
⁣
✓ Vacuum carpet and mop floors.⁣
✓ Clear and clean kitchen counters.⁣ Less is MORE
✓ Clear and clean bathroom sinks, tubs, and showers.⁣
✓ Replace burned-out lightbulbs.⁣
✓ Open ALL blinds and window treatments.⁣ LET THE LIGHT IN
✓ Turn ON all the lights (Yep—all of them!).⁣
✓ Turn OFF TVs, computers, and ceiling fans.⁣
✓ Clear appliances of magnets, papers, and photos.⁣
✓ Make all beds.⁣
✓ Place all shoes and clothes in closets.⁣
✓ Get rid of pets and pet items (toys, food bowls, crates, etc.).⁣

If you’re short on time, focus on two things: 1) CLEANING and, 2) CLEARING. Then, take a deep breath and leave the rest to your agent and professional real estate photographer. You—and buyers—are gonna be WOWED by your home's photos!

I LOVE my Professional Photographer but I still make sure to attend the Photography appointment just to make sure everything is exactly where I want it for Photos.

Remember YOU ONLY GET ONE SHOT AT A FIRST IMPRESSION! I say GO big or Go HOME! (no pun intended lol)

A small bathroom doesn’t mean small design ideas. Go bold in your perfectly petite bathroom with these BIG designer tips: ⁣
⁣
1. Keep paint colors light, light, light, OR dark, dark, dark. Pick one and stick with it. Both will give the illusion of a larger space, but you’ve got to commit.⁣

2. Consider a large-scale wall covering. Fight the urge to go with a small pattern in a small bathroom. Large-scale wallpapers and tile patterns can make a space feel larger

3. Mirror an entire wall. The reflection of light will do the same work a window does.⁣

4. Rethink the sink. If you’re really short on space, consider a corner sink. It gets the job done and gives you plenty of space with less to clean.⁣

5. Lift the curtain. Hanging the curtain nearly to the ceiling will heighten the walls and make a hotel-inspired statement.⁣

Use these suggestions to pack your small bathroom with tons of style—and if you’re looking to buy, don’t pass on a home just because it has a small bathroom. There are dozens of ways to refresh, redo, or renovate to make it work for you!⁣
