Do you know your DTI? Because your lender will — and it's one of the very first things they look at. 👇🏾

Your debt-to-income ratio — DTI — is the percentage of your gross monthly income that goes toward paying monthly debts. And it can make or break your mortgage application before your credit score ever comes up.

Here's what most loan programs want to see:
✅ Conventional loan — 45% or lower
✅ FHA loan — 43% or lower (sometimes up to 50%)
✅ VA loan — no hard cap, most lenders prefer 41% or below
✅ USDA loan — 43% or lower

Here's the good news — a high DTI is not a closed door. It's information. And with the right moves — paying down revolving debt, eliminating small balances, avoiding new credit — you can shift that number faster than you think.

A lot of people in Central Arkansas are sitting in rentals right now because they think their credit score isn't good enough to buy a home.

Here's the truth:
✅ FHA loans start at 580
✅ VA loans — no minimum set by the VA at all
✅ Conventional loans start at 620
✅ USDA loans start at 640 — with ZERO down

You don't need perfect credit. You need the right loan program and the right person in your corner.
Your credit score is not your character. It's a starting point — and it can be improved.

This is called credit utilization.
And lenders are paying attention to it.

Most experts recommend keeping your balances:
�👉🏾 Under 30% of your credit limit
Because lenders are not just looking at your score…
👉🏾 They’re looking at how you manage debt overall.
