The core process doesn't change with the season:
📋 Option/inspection period — 7-10 days
🏡 Appraisal — ordered shortly after contract
✅ Final loan approval + closing disclosure
🔑 Closing day — signed, funded, done

Typically 30-45 days from contract to close for a financed buyer.

The one fall-specific wrinkle: if your closing lands near Thanksgiving or December, lenders can get busier with year-end volume, contractors get harder to book for repairs, and everyone's calendar fills up. Build in a little buffer if that's your timeline.

What actually changes in fall:

📉 Fewer buyers = less room for error. An off price doesn't have the traffic volume to correct itself the way it might in spring
🧠 Fall buyers are more informed — they've been watching the market and know what comparable homes are really going for
⏰ The holiday clock adds pressure if you're aiming to close before the winter slowdown

The move: pull real comparable sales from right now (not last spring), and skip the "price it a little high to leave room to negotiate" instinct — it almost always backfires.

Still weighing sell vs. rent vs. assume? Here's how to know it's time to stop weighing and start moving:

✅ You've run the real numbers, and renting doesn't clearly win
✅ You're not actually excited about being a landlord
✅ Your report date is close enough that waiting has a real cost
✅ You keep landing on the same conclusion, every time you think it through

If that's you, you already have your answer.

To be fair — if you haven't gotten a real market analysis yet, or you and your spouse are still working through a genuine disagreement, that's a real reason to take a bit more time. But indecision by default isn't the same as needing more information.

"Rent minus mortgage equals profit" is the math most people start with. It's also almost always wrong.

Here's the full calculation before you decide to keep your Bryant-area home as a rental instead of selling:

Expected rent
− Mortgage, taxes, insurance
− Property management (8–10%)
− Maintenance reserve (~1% of home value/year)
− Landlord insurance increase
− Vacancy allowance

= Your REAL monthly cash flow

Example: a home renting for $2,200/month, with a $1,800 mortgage, can land at around -$271/month once you factor in everything else. Not the $400 "profit" the quick math suggested.

This isn't about talking you out of renting — some numbers genuinely do work. It's about making sure the decision is based on the full picture, not the version that skips half the costs.
