The Village at Hardings Run is a condominium development within the Township of Hamilton, established and incorporated under the laws of the State of New Jersey. The Rules & Regulations Handbook is designed to guide all home owners within the complex to conform to the same environment. Condominiums consist of three (3) separate elements:
1) COMMON ELEMENTS: These include the grass, roadways, side
walks and the recreational facilities.
2)LIMITED COMMON ELEMENTS: These include your assigned parking space, patio, deck, balcony or yards; which are limited to your specific use.
3)RESTRICTED USE: Generally considered to be the inside air space of your unit from painted wall to painted wall. The Village at Harding's Run is administered by a Board of Trustees which employs a Property Manager to administer, supervise and manage our community. The Board of Trustees is elected by members in accordance with the Master Deed and Bylaws. The Board of Trustees is vested with the rights, powers and privileges necessary to fulfill the obligations set forth by the Association in accordance with the Condominium Act of the State of New Jersey. The Village at Hardings Run consists of 372 home owned units throughout the 35 acre pet-friendly complex. The property offers our residents amenities that includes use of the private basketball court, tennis court, playground and swimming pool with seasonal lifeguard on duty.
