The wallpaper border. The double oven that barely got used. The fridge covered in magnets. The chicken-shaped cookie jar.

Not those exact things... but the feeling they created.

Today's buyers are craving kitchens that feel warm, lived-in, and welcoming. Real wood. Soft lighting. A table where family gathers. Shelves with dishes that are actually used.

For years, kitchens were designed to look like showrooms. Now, people want them to feel like home.

Grandma may have been onto something. ❤️

The list of home improvements that "add value" is mostly written by people trying to sell you the improvement.

Pools, sunrooms, finished basements, custom built-ins, high-end kitchen renovations in mid priced neighborhoods. All of them feel like they are making your home worth more. Most of them are not.

The upgrades that actually return at closing are the unsexy ones. A new roof. An updated HVAC system. Fresh neutral paint. A clean inspection report. Boring, expensive, and the reason your home sells in 9 days instead of 90.

𝗛𝗲𝗿𝗲 𝗶𝘀 𝘁𝗵𝗲 𝘁𝗵𝗶𝗻𝗴 𝗺𝗼𝘀𝘁 𝗵𝗼𝗺𝗲𝗼𝘄𝗻𝗲𝗿𝘀 𝗱𝗼 𝗻𝗼𝘁 𝗿𝗲𝗮𝗹𝗶𝘇𝗲. Spring maintenance disasters are rarely dramatic. No roof collapses. No burst pipes. Just the slow, quiet stuff that turns into four-figure repairs by July.

A clogged dryer vent becomes a fire hazard. A tiny foundation crack lets water in all summer. An AC system dies on the first 90 degree day because nobody checked the refrigerant.
