This month has been a ride and its just the start of Q4! I got an on market transaction under contract and we should be closed by EOM (thats about 15 days from contract to close if it closes by the 31st and we are shooting for earlier so dont let your realtor or lender tell you it cant be done😉)

~Yes I can still operate with on market listings/clients~

On top of the on-market transaction for my soon to be homeowners! I am scheduling an off-market closing today as well that will be closed by EOM also💯🤙 that was a long time coming waiting for some legal jump rope about 2 months contract to close (dont let your realtor tell you it cant happen😉🤣 we dont like to see this one as much but its the real part of the business and the key is to be open and communicate quickly and honestly)

And with the 2 closings being scheduled I am hoping to get another offmarket property under contract today for an investor as long as the sewer lines run okay!🤞💪
