Just like the weather, the housing market is starting to heat up!

Experts say it’s a great time to buy as there is less competition with more homes coming on the market.

In some markets, home prices are continuing to plateau. However, prices are still up compared to pre-pandemic values, making it an excellent time to sell.

Overall, you can expect a calmer and more predictable market in which to buy and sell this spring.

Why?
➡️ Getting Pre-approved helps you to know exactly what the banks, lenders, or credit unions are willing to lend you.
➡️ Touring homes over your budget could mean getting emotionally attached to a house you simply can't afford. It's best to tour homes ONLY in your budget.

In 2022 we saw major shifts in the market.

Home Prices: Some experts think home prices will drop next year, though the forecasted decline is higher in the new home market.

Moody's Analytics expects house prices to drop by 10 percent next year due to rising housing costs and mortgage rates.

Mortgage Rates: Although there is a lot of uncertainty, some experts think that rates will dip or level out in 2023.

Economic Outlook: Fitch Ratings' most recent global economic outlook predicts a mild recession despite job growth remaining "exceptionally strong" and growing consumer spending.

The good news? A recession does not mean that a housing crisis is on its way.

Once you decide to put your home on the market, it might feel like a whirlwind of staging, showings, and moving tips. And add to that the logistics of buying a new home can also be extremely overwhelming.

That's why I will tell you the top three most important tips for selling your home.

1) SET THE RIGHT PRICE.
I want to help you get top dollar for your home, so I always create a customized pricing strategy for every listing. One of my first steps is to run a comparative market analysis where I compare your home to recently sold homes nearby and similar currently on the market. I'll also factor in what upgrades and improvements you've made to your home, such as adding a new HVAC system or remodeling the kitchen.

2) STAGE, STAGE, STAGE.
Before we list your property for sale, we want to make it look as appealing as possible to prospective buyers. That means cleaning, decluttering, organizing, and staging. While I won't tell you to tear out your kitchen and do a complete rehab, I almost always recommend minor updates that go a long way with prospective buyers, like a fresh coat of paint on the front door, shampooing your rugs, or replacing torn window screens.

3) KEEP YOUR EMOTIONS IN CHECK.
Your home is not just a building -- it's where you've celebrated holidays, birthdays, built your family, and made memories. Selling your home is emotional, but it's important not to take things personally to get the best possible deal during offer negotiations. 1) Wait until interest rates drop and see what kind of home you can get

2) Or buy the home that’s right for you now and refinance down the line

If you’re at a point in your life where you’re ready to buy a home, and it makes sense, the equity you build will make it worth the higher initial rate.

Remember: you’re not married to your interest rate. When rates drop in the future, you can refinance your mortgage and have the best of both worlds: a lower rate and a home that’s building your financial future!
