I stay up late worrying about clients:
Unpopular opinion. Yes, I'm a worrier, whether you are still my client or going off on your own with a builder or other agent.
My hope: you find the best home that is suitable to your financial plans. Trust that I don't sleep well otherwise. Buying/selling a home isn't easy. How often do you spend north of 200k for anything??? It's a HUGE decision. I help to cushion the blow of that HUGE expense, whether through a builder or a home that's already built, or simply something you wish to update when time allows if ever. That's my job; that's my business. Can you go it alone? OF COURSE! Is it necessary? Not at all. The right agent is worth their weight in gold 🪙

Possible down-payment: 5% down
+ additional closing costs : 3-5% of purchase price

"How do I get that money? I have some saved, but that's a lot!" Keep reading ⬇️⬇️⬇️

A lender/bank can possibly assist you with 3-5% down for down payment/closing costs. Sooo... there is the down payment. Now what? 🤷🏻‍♂️ Continue... ⬇️

3-5% closing costs: Mrs. Seller, I need 5% from you for closing costs to get this deal done. Can you help me? ::Realtor adds that to your offer::

Seller response: "We can arrange that."

Buyer response: "Thank you Mr. Realtor for all your help and showing your value in gold. You're the greatest."

Buyer comment: Can I afford the payment on the 4 plex?

Realtor: Yes. This is called a house hack. You live in 1 unit. You rent out the other 3. Now you only pay a regular mortgage or less out of pocket as if you lived in a single family house. Then, move out after a year and rent out the one you lived in.

IF YOU BOUGHT THE APARTMENTS CORRECTLY, YOU SHOULD BE ABLE TO AFFORD THE MORTGAGE WITH JUST TENANT RENTS. Your realtor/agent helps advise on this part.

Why not buy a duplex (2 units) or a multifamily property (2-4 units) as your first or second home? If you live in one unit, you can rent out the rest and possibly live for little to no money out of pocket.

"BUT I can't live in a 2 bedroom apartment!"

My advice: find a multifamily property that has a 3 bed 2 bath vacant to live in, then keep renting out the other units. Sound comfortable? Seems much better in my opinion.

"BUT I can't afford it!"

My advice: if you have some money saved for a home, put that toward the apartments instead. We can ask mortgage lenders or banks about options to help you afford it now rather than waiting to save. Property value generally goes up over time, so why wait on a more expensive property?

"BUT the down-payment is too high!"

My advice: once again, you have options. Some people put as little as 3.5% down while others, 5%. You're investing in yourself.

"BUT I don't make enough money to qualify for that loan!"

My advice: you are usually allowed to use part of that expected future rent as part of your expected income. Neat, huh? It definitely helps, so why not ask questions to the people that can let you know if it's doable now or in the next few months?

I do not believe in fear mongering, however, I do believe in keeping past, present, and future clients informed on where the market is and where it's headed. Take 2 minutes to keep informed and do reach out with any questions.

Remember, the best time to buy was yesterday. Today is better than tomorrow, and tomorrow is too late.
