We just wrapped up our 2026 property tax protest season, and the results are in! 🙌

Across all of our clients this year, we got property values reduced by a combined $1,384,308. That works out to an estimated $33,492.24 in total tax savings, money that stays in our clients' pockets instead of going to the tax bill.

A lot of people think protesting your taxes is just filing some paperwork. It's more than that. We dig into how your property was valued, find where that value can be challenged, and bring the right evidence to back it up.

McAllen-Edinburg-Mission Housing Report for August 2026 🏡

Here's a quick look at our local market compared to August 2025:

The median price held flat at $245,000.
Active listings are up 8.1%, to 3,191 homes on the market.
Closed sales are up 6.3%, with 353 homes sold.
It's taking 114 days from listing to closing, 11 days longer than last year.
Inventory sits at 8.9 months, compared to 8.8 last year.

The takeaway: the RGV market is steady but shifting toward buyers. With more inventory and homes sitting longer, buyers have more options and more negotiating power. Sellers who price strategically and present their homes well are still getting deals done.
