🌧️ Under Contract During a Storm Season? Read This. 🌧️

Just because a home is under contract does NOT mean everything is automatically fine after heavy rain or storms.

If a roof leak, flooding, water intrusion, broken window, or storm damage happens while the property is under contract, the seller has a responsibility to disclose it. In many cases, the home needs to be restored back to the condition it was in when the contract was executed.

This is why buyers should NEVER go silent between contract and closing. Do your due diligence. Drive by the property. Check on the home after major storms. Ask questions. Schedule re inspections if needed.

Sometimes the issue may require the seller to file an insurance claim before closing, and that conversation needs to happen BEFORE you get to the closing table.

Don’t skip this step thinking “it’ll probably be fine.”
