Buying a new construction home in Texas? Do not skip the home inspection just because the house is brand new.

The builder may tell you the home passed the city inspection, but a city inspection is not the same as a full, independent home inspection. Hire your own licensed Texas TREC professional inspector to look out for you and identify issues before you close.

This applies to resale homes too. Whether you are buying new construction or an existing home, never rely only on what the builder, seller, or listing agent tells you. And if you are buying without your own real estate agent, remember that the listing agent represents the seller, not you.

Protect yourself. Get your own representation, hire your own inspector, and know exactly what you are purchasing before you sign at the closing table.

This year, the VP Realty Backpack Drive allowed us to support students at two local schools, an elementary school in Mission, Texas, and a middle school in Weslaco, Texas.

With the support of our VP Realty agents, clients, friends, and community members, we collected backpacks and school supplies to help local students begin the school year feeling prepared, confident, and excited to learn.

For us, real estate is about so much more than buying and selling homes. It’s about building relationships, supporting local families, and showing up for the communities where we live and work. Mission and Weslaco are important parts of the Rio Grande Valley, and we were honored to give back to students in both cities.

🚗 We measure distance in minutes, not miles.
McAllen to Edinburg? Fine. McAllen to Harlingen? Depends how badly you want to go. 😂

🏡 Your money can still buy HOME here.
More square footage, bigger lots, newer construction, pools, outdoor kitchens… the RGV can look very different from what the same budget buys in larger Texas metros.

🌴 South Padre Island is just… right there.
Some people plan an entire vacation to get to the beach. We can decide after breakfast.

🛍️ Mexico is part of the rhythm of life here.
Shopping, food, family, dental appointments, quick weekend trips …living this close to the border is something Zillow definitely can’t put a Zestimate on.

🚀 And the RGV is changing FAST.
SpaceX, new businesses, new construction, expanding communities and development seemingly everywhere you look. If you haven’t paid attention to the Valley in a few years… you might not recognize parts of it.

❤️ But the best part? It still feels like the RGV.
