🚧 BIG changes could be coming to McAllen, Texas 👀

The City of McAllen is planning a new underground pedestrian tunnel connecting the McAllen Convention Center to Westside Park, creating a safer and more connected experience for pedestrians, cyclists, runners, and visitors in one of the fastest-growing areas of the Rio Grande Valley.

The proposed project would allow people to safely cross beneath busy Ware Road while improving access between:
✨ McAllen Convention Center
✨ Westside Park
✨ walking & biking trails
✨ nearby hotels & restaurants
✨ future mixed-use developments

The tunnel is expected to include lighting, safety features, pedestrian ramps, and a wide pathway designed for both walking and biking.

Projects like this continue to show how McAllen real estate, commercial development, tourism, and infrastructure are rapidly evolving throughout the Rio Grande Valley. As more businesses, restaurants, hotels, and entertainment developments come to the area, connectivity projects like this become a major part of long-term city growth.

Construction is expected to begin in 2026 with completion projected around 2027.

🌧️ Under Contract During a Storm Season? Read This. 🌧️

Just because a home is under contract does NOT mean everything is automatically fine after heavy rain or storms.

If a roof leak, flooding, water intrusion, broken window, or storm damage happens while the property is under contract, the seller has a responsibility to disclose it. In many cases, the home needs to be restored back to the condition it was in when the contract was executed.

This is why buyers should NEVER go silent between contract and closing. Do your due diligence. Drive by the property. Check on the home after major storms. Ask questions. Schedule re inspections if needed.

Sometimes the issue may require the seller to file an insurance claim before closing, and that conversation needs to happen BEFORE you get to the closing table.

Don’t skip this step thinking “it’ll probably be fine.”
A quick check today can save you from a very expensive surprise tomorrow.
