Top Producing Team for September! Units and volume sold 🔥🙌🏻

I’ll be honest, the number isn’t what I’m proud of. It’s who is in this photo.

When we started building this team, we weren’t looking for a group of people who just wanted to share a logo. We wanted people who take ownership of a deal like it’s their own investment. Who make the hard call to the client instead of avoiding it. Who show up to the closing table or the appointment prepared.

That’s what September was. Every file had someone behind it doing the unglamorous work. Returning the call. Reading the contract twice. Holding the deal together when it wanted to fall apart.

Recognition like this is a snapshot of one month. What it actually reflects is habits built over time.

Even though part of me just wants to love on him, let him have fun, sleep in, and not get after him, I have a responsibility.

I have to push him. Challenge him. Help him find the best version of himself.

This summer I challenged him by putting him to work with me. He sat in on conversations that will change the way he thinks. He was part of routines that he’ll turn into better habits one day.

Most agents have only one move when a house sits: drop the price. That’s not always the problem.

A seller asked me why their home wasn’t selling. Everyone assumed it was overpriced.

It wasn’t.

The issue was simpler and harder to fix: not enough buyers are shopping that area at that price point. You can drop the price and eventually someone bites. That works. But it leaves a lot of money on the table.

So here’s the actual play.

I recommended a price reduction, but not because the house is worth less. I recommended it as marketing leverage. A $14,000 reduction gets attention. New photos. A brand new presentation. A completely different marketing strategy built to reach the one buyer willing to pay what the house is actually worth.

Price gets you noticed. Marketing gets you sold.

When you’re in a unique situation, you don’t cut your way to a deal. You market your way to the right buyer.

That’s the difference between lowering a price and engineering a sale.
