One of the biggest misconceptions on social media is that getting into real estate means you have to become the builder, developer, or operator. That’s simply not true.

There’s a major difference between working in real estate and investing in real estate.

When you operate every part of a project yourself, you are creating a job, trading your time, energy, and expertise for the potential return. That can be a great business, but it isn’t passive.

Investing is different. It’s about placing your capital into opportunities where experienced operators handle the day-to-day ex*****on and your money has the opportunity to work for you. That could include REITs, passive multifamily investments, or investing directly alongside real estate operators with a proven track record.

It’s the same principle behind The E-Myth: there’s a difference between owning an investment and being the person responsible for doing every job inside it.

When every builder offers the same layout, the same product, and the same price point, competition quickly becomes a race to the bottom.

You can have ten builders operating in one subdivision, but it only takes one discounted sale to pressure appraisals, reset buyer expectations, and affect comparable values throughout the entire community.

That’s why our strategy is to serve as the exclusive builder in select subdivisions we develop. It allows us to manage inventory, release homes at a responsible pace, maintain consistency across the community, and differentiate the product instead of competing against neighboring builders selling nearly identical homes.

The goal isn’t simply to build more houses. It’s to create a thoughtful development strategy that protects the community’s market position and supports long-term value for homeowners and investors.
