We self-manage all three of our short-term rentals, two in Riggins and one in McCall. People ask me all the time if that’s the move for them. Honestly? It depends.

Self-managing doesn’t mean doing every task yourself. It means owning the decisions and the systems. You save the management fee, but you pay in attention, and distance and local help matter more than most buyers expect.

What makes it work for us is systems, not willpower: one inbox for every channel, a direct-booking site, pricing software as a starting point, and checklists I built after cleaning our cabins myself.

My biggest piece of advice: decide how you’ll manage the property before you write the offer.

I build systems that create more freedom, more consistency, and better results.
