🏠 The Airbnb Bust: Major Declines in Short Term Rentals🏠

Since the start of 2023 over 1 million Airbnb owners have reported losses on their properties. With Airbnb stating that some areas have seen 40% reductions in revenue.

Over the past few years, we have seen more and more investors get into the short term rental space causing the market to become oversaturated.

Could this cause problems in the Pittsburgh area?

It is possible that it can cause problems for Pittsburgh market. Currently, there are 909 Airbnb properties listed in the Pittsburgh market.

Most of the listings can be converted back into long term rentals. The problem lies in the "Airbnb Arbitrage" method. These arbitrage investors sign long term leases (12 months) with the property owners and then furnish and list the units on Airbnb.

With a decrease in Airbnb profits, these investors risk missing rent payments. Its also very likely that they have multiple long term leases signed at one time. Kicking off a very fast domino effect.

Over the past month we have been seeing more and more headlines warning about the mass eviction wave across the country.

Is this a problem for the Pittsburgh Area?

The state of Pennsylvania recorded 9,597 evictions in the past month. That is up 101% from pre-2020 averages.

You would think the majority of evictions are coming from Philidelphia... and not Pittsburgh.

Wrong! Allegheny county had almost as many eviction filings as Philidelphia county.

What can investors do to prevent evictions?
