Folks often ask me, "Beau, do you enjoy being a Realtor?"

I absolutely do. I grew-up in this business.

I love meeting people. Many of my clients become good friends.

It's an honor to be invited into someone's home and being trusted with what is often their biggest investment.

The first-time buyers that just got married. The Army veteran using a VA loan to establish a home for his or her family. The senior citizen that is moving to assisted living. And the families that have lost a loved one and need to sell their property to settle the estate.

These are the moments that I'm a part of.

The current market has its challenges. There is a glut of inventory.

But I've managed to close 15 properties the first quarter of 2026.

And I have several under contract.

This year Buddy Kelley Properties celebrates 50 years serving Henry County and the surrounding communities. We are one of the oldest businesses still in operation in McDonough.

This is my 26th year in the business.

I do not take that for granted.

The very first phone call was transmitted 149 years ago today.

Here’s a little McDonough telecommunications history for you.

The building that Queen Bee Coffee Co. - McDonough, GA owns was originally the McDonough Telephone Exchange office.

I’ve included a photo from the 1940's of a McDonough operator managing the switchboard.

The windows in the background are the front of the Queen Bee coffee shop.

In the pre-dial phone era, an operator had to manually place the call for you. The office was staffed around-the-clock in order to facilitate telephone service to residence and business subscribers at any time of the day or night, and on holidays, as well.

Telephone exchange ladies, or "Hello Girls," were switchboard operators who manually connected calls from the late 19th through mid-20th centuries.

They were hired for their polite, efficient demeanor, becoming a vital workforce that handled hundreds of calls, operated under strict, demanding conditions, and played a crucial role in early telecommunications.

Every connection point on the switchboard represented a telephone in a residence, business, or other location in the city.

By the 1960's, live operator service was all but phased out in most localities, having been replaced by automatic switching equipment and customer dialed telephones.

Ms. Betty Fields was a McDonough Hello Girl. She got her first job working in that building.

She and her husband, Buzzy, later purchased the building and made it their home.

In 2013 she called me to list it for sale.

She had rented it out to various tenants over the years, including an antique store called The Plum Tree.

After operating as a pop-up, Alicia and Micah Hodges bought it to expand their coffee business and give it a permanent home.

I took the photo of Ms. Betty standing outside the property the day it sold. She passed away in 2017 at the age of 89.

Thank you to Brookes Grimwood Moss and Hannon Grimwood Moss for inviting me to speak to the Beta Club at Impact Academy in McDonough.

This is Part 1 of the discussion. I will share Part 2 tomorrow.

This brother-sister dynamic duo are an impressive pair. Both have excelled at academic and extracurricular activities, as well as youth leadership initiatives. They are well respected among their peers and teachers.

Impact Academy is a blended-learning school within Henry County Public Schools for grades 3-12, known for its rigorous curriculum, use of technology, and flexible model that combines online and face-to-face instruction.

It aims to prepare students for college and careers through a challenging, interactive environment, with a focus on critical thinking and personalized learning.

The school transitioned from a program to a full school in 2024.

Earning a 95.9% graduation rate for the class of 2025, Impact Academy celebrated being #1 in the district, surpassing both the district and state averages.

The National Beta Club is the largest independent, non-profit, educational youth organization in America, committed to recognizing high academic achievement, rewarding worthy character, fostering leadership skills, and encouraging service to others among students in grades 4-12.

Several winters ago I was contacted by an elderly lady in McDonough interested in selling her home.

When I visited her, I was surprised to find that she was not running central heat. She told me that the pilot light on her furnace was out and she had no idea how to light it. She had been using a small electric space heater to keep warm, huddled in the back of her home with the door shut to the rest of the house.

During this bitter cold snap, please make it a priority to check on elderly neighbors and family.

The elderly, many whom live on a tight budget, may be reluctant to run their furnace due to high heating costs. Or they may be averse to having their furnace serviced properly due to maintenance cost concerns.

The fact is that the elderly are cold intolerant and are vulnerable to sudden temperature changes. Older adults often make less body heat because of a slower metabolism and less physical activity.

It doesn’t take freezing temperatures for seniors to develop hypothermia, which sets in when a person’s body temperature drops below 95° F. A mere 60°F environment can result in a senior’s body temperature dipping dangerously low.

Confirm the home is being heated properly, that they are wearing the right clothing, and so on.

Checking in on older adults helps them feel connected and lets them know you care. It also gives you an opportunity to spot potential issues and help them get assistance if they need it. ❤️

It's getting close to Christmastime! 🎅

For the kids (and kids at heart), be sure to drop-off your letters to Santa through December 24 at the special mail box in front of Story on the Square at 19 Griffin Street in downtown McDonough. 📬

It also makes for a festive holiday photo opportunity, like this very cute young lady is demonstrating. 📸

In order to avoid any supply chain backups from Santa's Elves, personal responses from Santa may not be possible this year. 💌

There’s a lot of things I love about W.D. Miller’s Store, a landmark to McDonough and the Kelleytown area.

The “Give Thanks” sign that used to hang outside the store every November is one of the small, but significant local traditions that I used to look forward to.

I’ve got lots of memories there. Visiting the store with my late grandparents, Jean and Bud Kelley, was a favorite pastime when I was a child.

It's hard to find a true country store like that anymore. My grandma would buy fresh cheddar cheese sliced right off the hoop to make me the best grilled cheese sandwich you've ever tasted.

I enjoyed proprietor Herman Miller's storytelling more than anything. He was like a walking and talking Henry County encyclopedia. And it wasn't just the information he knew; it was how he told it to you that was special. I wish I had a recording of his southern drawl and phrasing. I remember he once told me that "all roads to Heaven lead through Kelleytown." And I believe that to be true.

To me, this sign is a reminder to be grateful for the family and friends in our life, and this special community that we call home. ♥️

Much gratitude to 15th Street Pizza & Pub and their patrons for donating non perishable foods to local food pantries.

My wife and I will be making the rounds distributing all these items this afternoon.

15th Street Pizza & Pub is a true (!) family owned and family operated business. Katie and Patrick McHugh are two of the most generous business owners in Henry County. There is never a need or cause that they are not one of the first to say, “How can we help?”

There are plenty of places to eat pizza and dine in our community. You have choices. My philosophy has always been to pour back into businesses that pour into the community.

Please give them an opportunity to earn your business. You’ll be glad you did! 🍕
