Important Update for Home Buyers: The Game Has Changed!
Starting August 17th, the home-buying process is undergoing a significant change. As of this date, I can no longer show you a property unless you’ve signed a buyer’s agency agreement. Whether it's exclusive or non-exclusive, this document is now mandatory—no signature, no door unlocked.
The penalties for not following this rule are steep, with fines running into the thousands.
So, what does this mean for you? A buyer’s agency agreement legally binds you to work with me as your agent for a set period. It outlines my compensation and the services I will provide. Keep in mind, there’s no longer any such thing as a "free service" when using a buyer's agent. Just like sellers, buyers now need to formally hire their agent.
This change makes choosing the right agent more important than ever. Just as sellers have always interviewed agents, now it’s time for buyers to do the same. My experience and commitment to your best interests are crucial, especially with these new rules in place.
Yes, sellers can still offer to pay a buyer's agent's commission, but this information is no longer automatically listed in the MLS. I’ll need to contact the listing agent to confirm if and how much the seller will compensate, and then communicate that to you so you can make an informed decision.
I’ve always operated with transparency. I’ve always asked my buyers to sign an agency agreement, ensuring that you understand my compensation might come directly from you if the seller isn’t offering it. My clients hire me for my knowledge, experience, and dedication.
Think of it this way: you wouldn’t expect an electrician or plumber to work for free—their time is valuable, and so is mine. A buyer’s agent can provide crucial services, protecting you from legal pitfalls that could cost you thousands.

So, if you are looking to sell your home in the near future is it a "SMART" home? A smart home is a home that has at least 3 different devices that make you home easier to live in. 1. has to make your house more heat and cold efficient (thermostat) . 1 Has to make your house safer (security systems or cameras.1 Even a garage door opener is considered making it easier to live in. My point is that today's home buyers have apps on their phone to control many of their home's functions while home and away. I recommend that you make a few changes to your home before you list for sale inexpensively to make your home even more desirable to buyers.
