Dean Wilson, Ming Tree Realty

Dean Wilson, Ming Tree Realty I was born and raised here in Humboldt County. I'm a local Realtor at Ming Tree Realty, and started Knowing and trusting who you work with is essential.

Buying or selling a home can be one of the most important transactions of your lifetime. Thanks for taking the time to visit my page, learn a little bit about me, and allowing me to be a part of this process with you. I’ve lived in McKinleyville my entire life and entered the real estate industry in 2004, at the age of 21. I have an amazing wife and 3 crazy boys. I’ve witnessed a lot of growth in

our community since my childhood. Many of my old playgrounds are now established neighborhoods. It has been interesting to watch the changes take place and exciting to think about the new changes to come. I specialize in residential sales, both single and multi-family. I’ve been active with the Humboldt Association of Realtors and have spent several years serving on their Board of Directors. I’m a member of the Associations’ Education Committee and past member of Kiwanis. In 2010 I was voted “Best Real Estate Agent On The Northcoast” by Times Standard Readers Choice Awards. I put everything I have into your transaction and treat your interests like my own. My goal is to provide service beyond your expectations. Thanks for taking the time to learn a little bit about me. I’d love to hear from you, help with your real estate needs, and learn a little about you.

Should you buy an already built home, or buy land and build?

Around here, building almost always costs more.

The financing is trickier, it takes a lot more time and planning, and you’ll need somewhere to live during the process.

There’s also less land for sale than there are homes, which limits your location options.

But if what you want in a home is super specific, and checking every box matters more than cost, building might be the way to go.

And if you ask me, it can even be fun… Although my wife would strongly disagree 🤣

All in all, most of the time, people are better off buying a home that’s already built.

It’s the little things you don’t always think about.

Utility hook-ups, landscaping, drafts people, engineering, permit fees, extra rent, and additional financing costs.

The cost almost always goes over budget, so budget high, leave a cushion, and then cushion again.

Either way, I’m always happy to share my personal experiences, and what I’ve learned along the way.

Cheesy? Sure, but definitely something I'm looking to better embrace heading into 2026.

Looking back, the times I stepped out of my comfort zone were the ones that brought the most growth.

Heck, choosing a career with no guaranteed pay. Yep, base pay $ZERO (negative when you count expenses 🤣) was one of them.

But I’m sure glad I did!

For many, it could be buying your first home, or sinking your savings into a long term investment.

The safe or easy choice is tempting. And I've taken it more times than I care to admit. But, the uncomfortable path can lead to amazing things.

So, when it comes to real estate, if you ever need someone to chat with who's been there, done that, and isn't afraid to tell it like it is, I'm here for you.

Those who know me, know I don’t sugarcoat anything. You'll always get my honest take, whether it's good or bad.

Let's make 2026 a year of embracing the discomfort!

Whether you're planning to sell or stick around, some of the best improvements are simple, inexpensive, and totally worth a weekend.

Here are 3 quick things you can do, whether it's to impress a new buyer, or just enjoy your own space.

🎨 Re-Paint just the trim and front door – If painting the house feels daunting, stick to just the trim and front door. Fresh trim makes the lines pop and gives your exterior a clean, updated look for way less money.

🌿 Add fresh bark to the landscape, and a clean edge on the lawn – Quick, easy, and instantly makes your yard look more polished.

🧹 Declutter – It’s free and makes your home feel bigger, cleaner, and more inviting. If you don't use it daily, get it off the counter 😀.

Whether you plan to sell or stick around. These small touches can make a big impact on the sale, or just enjoying your own space.

Want help figuring out what’s worth doing (and what’s not)? I’m always happy to take a look.

I haven’t been posting much…
Heck, who am I kidding? I haven’t been posting at all.

I’ve never been big on sharing awards or accomplishments, or telling the world every time I sell a home.
I’m not convinced that helps anyone.

And honestly, an agent’s social media page isn’t what sells homes. Targeted ads can help, sure. But my random post isn’t selling your house. Neither is anyone else’s.

That said, these platforms can be a great place to share value. And I should do better at utilizing that.

Truth is, sitting down to brainstorm “valuable content” has always felt a little daunting. I’ve been comfortable enough in my business that I’ve just accepted maybe I’m not a social media guy.

The funny part?
When friends and clients ask real estate questions, they can’t shut me up 🤷🏼‍♂️

So here’s one of my New Year’s resolutions:
Use this space to share the same honest, practical advice I give every day.

I still want to avoid over-posting, just for the sake of posting. I hate spam. So please don't expect to see a new post every day.

If there’s something you’re curious about, confused by, or just want a straight answer on, let me know.
I’m happy to help… and honestly, I could use the ideas!

Pretty much! Maybe in the City, where every home is identical, but here in little old Humboldt County it certainly does not work. All that time and money spent replacing your windows, updating your kitchen and putting down new wood floors, Zillow has no idea. How about a nicely landscaped yard vs. the neighbor who mow's once a year? Zillow doesn't know if you have a dated kitchen, or gold countertops. How can they reflect an accurate value... An underestimated, but huge benefit for Sellers in this market. Very few days on the market means that many less days your home needs to be "Show Ready". The way a home should be shown, is nearly impossible to maintain on a day to day basis.
