Have you ever been yelled at over the phone by someone you don't even know? Then you must not be a Realtor. 😂

My poor clients tried to go it alone the FSBO route before being referred to me and when I tell you that contract was from the 😈, I'm not joking. The lender was a fraud, the buyer was shady and after being dragged on and on an on, it finally fell apart. The earnest money is still sitting at the title company because no one will sign off to release it.

Well, the buyer came back and this time had to work through me. You see where I'm going with this?

Moral of the story: The for sale by owner route is rarely worth it. Just find your people: a solid Realtor & a solid lender. You'll fare much better in the long run.

Let's talk about AI and real estate for just a sec.

For consumers ....it's getting a little worrisome. I've read 2 different posts this morning from well known real estate agents who have had this scenario happen recently:

A deal is nearing completion. Both parties are in mutual agreement and are about to put digital pen to paper. Then this happens, simultaneously:

Seller asks their preferred AI program this: Am I losing money by selling at this price? The answer is pretty much what you would guess....the AI bot says something like, "That's a great question and I can see why you would think that. Here are the comparable properties I've found that justify your thinking....."

At the same time, the Buyer asks their AI this: Am I overpaying for this home? The answer is pretty much what you're thinking....the AI bot says something like, "That's a great questions and I can see why you would think that. Here are the comparable properties I've found that justify your thinking....."

Do we see the problem here? AI is not human. They are not working in the trenches, they don't know the difference a school zone boundary line makes or if there is a zoning change coming that will impact prices. They don't know how to properly comp out a home based on what is in it, the materials, the builder quality rating, etc. They just see price/sq foot, which honestly most Realtors don't use when recommending pricing on a home.

A perfectly good deal could fall apart in an instant by giving AI too much of your trust.

I'm guilty of plugging in questions to AI - even medical questions, which is nuts. I've also learned that ChatGPT very likely will give me a different answer than Gemini so I kind of have to take it with a grain of salt.

Moral of the story: If you're made it this far, thanks for reading. Be careful. When you hire a Realtor, you are trusting them to steer you right. Why would you leave your most valuable asset in the hands of a computer program? You wouldn't because I know you're too smart for that. 🤓
