🏡 A lot of buyers are waiting for the “perfect” time to buy in Collin County… but what if this is actually one of the better opportunities we’ve seen in a while?

Right now buyers are starting to see:
✔️ More homes for sale
✔️ Fewer bidding wars
✔️ Price reductions
✔️ Seller concessions & closing cost help
✔️ More room to negotiate

A year or two ago, many buyers were competing against multiple offers with little negotiating power. Today’s market is giving buyers more breathing room and more choices.

And here’s something a lot of people don’t think about… when interest rates eventually drop, competition usually increases again too.

More buyers entering the market often means:
➡️ higher prices
➡️ more bidding wars
➡️ less negotiating power

Waiting for lower rates could end up costing more in the long run.

The best time to buy is when it makes sense financially and personally for YOU — not when the headlines say it’s perfect. 🏡

I am sure you have heard the saying "out of the red" when someone is talking about trying to get out of debt.

But did you know that, historically, citizens of Scotland and Ireland used to paint the front door of their home red to show they no longer had a mortgage?

It was a symbol of financial freedom and pride that they no longer owed on their home.

Here in America, about 38% of homes are owned mortgage-free! What an exciting day that is when you know it's "yours" outright.

But once you are ready to paint your door red, it doesn't mean you need to stay there forever, now that it's finally paid off.

We've seen many folks who have raised their families in their home for many years here in Collin County, own it outright, but realize that moving into a single-level home or downsizing would allow them to stay living independently much longer, giving them the freedom of the main floor laundry, more accessible bathrooms, fewer steps, and maybe the attached garage they always dreamed of!

Mortgage rates are currently hovering in the low-to-mid 6% range for a 30-year fixed loan.

One question I keep hearing is… “Should I wait for rates to go back to 2-3%?”

While rates were already low before the pandemic, the ultra-low 2-3% mortgage rates many people remember were largely driven by pandemic-era policies and emergency economic measures. Most experts believe rates that low are unlikely to return anytime soon.

The good news? Buyers today may have more negotiating power, more inventory to choose from, and opportunities like builder incentives or rate buydowns that weren’t available during the frenzy of 2020-2021.

The better question may not be “Will rates hit 2% again?” but instead… does buying now make sense for your goals and budget?

Closing Day ✨

There’s something extra special about helping first-time home buyers… and even more special when they’re coming back to Texas 💚

Today was such a fun and meaningful closing! I’m so grateful they trusted me to be part of this journey. From start to finish, it’s been a joy getting to know them and helping them find a place to call home again.

We were definitely missing her husband, Thomas, at closing today—but he’s on his way to Texas and will be home soon 🏡

A lot of buyers right now are asking the same question:
“Is it better to buy new construction or resale?”

Here’s what’s happening in today’s market (especially here in North Texas):

➡️ New construction is very competitive right now
Builders are offering incentives like rate buy-downs, closing cost help, and design credits to move inventory.

➡️ First-time buyers are getting more opportunities
Between builder incentives and more inventory overall, buyers have more negotiating power than they’ve had in a while.

➡️ Relocation buyers are loving the options
If you’re moving to North Texas, there are brand-new communities popping up with modern layouts, energy efficiency, and amenities you won’t always find in resale homes.

That said… new construction isn’t always the “easy” route. Contracts, timelines, and upgrades can get overwhelming without the right guidance.

💡 The key right now isn’t just buying a home—it’s knowing how to position yourself to get the best deal in today’s market.
