Listen, a few days ago, our lockbox communication went out, and it was pure chaos. I would still recommend the electronic option for my clients. Combo boxes leave too much risk when you're dealing with irresponsible agents who think it's no big deal to give their clients the combo. AND guess what? We survived the locbox saga, and I'm sure the company is working on a plan to avoid this... at least I hope they are 🤨

How much you should put down isn’t always the same as what lenders recommend. While 20% is often the starting point, the right down payment depends on your budget, lifestyle, and long-term goals.

Just because you can put more down doesn’t always mean you should. Liquidity, flexibility, and the right guidance matter just as much as hitting a number. Strategy and stability will always outweigh pressure to follow a “standard.”
