Did your listing expire? Wondering what happens next?

Good news — you’ve got options!

Remember, an expired listing is a listing that hasn’t sold by the end of the term stated in the contract with your agent. If this happens to your home, you have several options:

Option 1: Stick with your current agent
Option 2: Hire a new agent with a different firm
Option 3: Decide not to sell at this time

For options 1 and 2, your property will have to be relisted and a new listing created on the MLS. Be sure to talk openly with your agent and let him or her know how you’re feeling and what you’d like to do differently as you relist. Don't forget —your agent is there to serve YOU and should work hard to make the process easy and enjoyable!

While it might seem like a good idea to save a buck by going it alone, buying a home without an agent exposes you to risks that could seriously outweigh any of the benefits. What kind of risks, you ask? Here are three.

First, you may end up overpaying. Sellers are notorious for overestimating the value of their homes — which is why it’s critical for an agent to analyze the market value for you and negotiate on your behalf.

Second, you may find yourself knee-deep in inspection problems. A real estate agent not only helps you choose the right inspector, but helps you decipher the home inspection report and negotiate repairs with the seller.

And finally, you may get stuck with legal issues. Real estate law is complex and simple mistakes in the paperwork can lead to serious and costly problems an experienced agent could have steered clear of.

Moral of this story? Leave it to the experts! A real estate agent will:

- Guide you through the process from start to finish
- Represent your best interests 100% of the time

Let’s discuss another home-selling myth you need to stop believing:

❌ MYTH: Set a high asking price to allow room for negotiation

✔️ FACT: Contrary to what you may believe, this can actually drive buyers away because if your home is priced too high, buyers won’t bother even looking — especially considering comparable homes that are priced right.

If the demand is there, the price will naturally work its way up. Work with your agent to set a reasonable listing price to ensure you attract the right kinds of buyers and offers.

Here's the truth about this fall: there are currently more buyers looking for homes than there are homes for sale. This means that if you're looking to buy, you might find yourself in a competitive situation when you find the home you love. Here are a few things that I want you to keep in mind as you think about starting your search:
✨ You should always have a pre-approval letter in hand before you start house hunting. If you find something you love, the seller will probably not wait for you to go through the pre-approval process and you're likely to miss out.
✨ Decide in advance what you are willing to compromise on. If a backyard, an attached garage, and a fireplace are non-negotiable, will you settle for a smaller kitchen and no basement?
✨Think about what you will do if you find yourself in a multiple offer situation. Will you be comfortable offering over asking? Are you flexible on the close date? How much earnest money are you prepared to offer?
