‼️Happy Lower Mortgage Rates Monday‼️

Mortgage rates now at a 14-month low and likely heading lower.

Well, the global stock markets are having a really BAD day, after BAD jobs news at end of last week, and the strong possibility of a recession coming, if not already here.

The end result will likely be the LOWEST mortgage rates in nearly 18 months. Could we get back into the 5’s, without a sizable buy down, in the coming weeks? Quite possibly. FHA and VA are super close already.

Folks want to buy houses but many are pessimistic. At least 86 percent of people currently renting want to buy a home. However, more than half believe they’re unlikely to ever own a home. (CNN)

Home insurance is making home ownership more challenging as well. Home owner’s insurance premiums rose 21 percent nationally last year. (Policygenius)

According to Mortgage News Daily, the NATIONAL AVERAGE rates are:

6.00% VA

Fannie Mae's updated rate prediction:

30-year fixed mortgage rate to average 6.7% to 6.8% the rest of this year. 6.5% early 2025 down to 6.2% by the end of next year.

The median price of a single family home is at a record high. Now around $426,000.

Home sales are lower than expected but the median price of a “newly listed” home is $425,000. Home prices are staying steady and not crashing. (Altos)

Buyers backing out. Homebuyers cancelled nearly 15% of all purchase agreements in June. Highest June ever. (Redfin)

Here’s why….

The monthly payment on a new $500,000 home loan is $1,200 higher than on a mortgage taken out in 2021. (Bloomberg)

Quote of the last week: “Following June’s jobs report, which showed a cooling labor market, the 10-year Treasury yield decreased and mortgage rates followed suit. We’re also seeing more inventory on the market, including a fair number of listings with price cuts, which is an encouraging sign for prospective buyers” - Freddie Mac’s chief economist.

A homebuyer on a $3000 monthly budget can afford a $448k home with a 6.875 rate. That buyer has gained $22,500 in purchasing power since April.

Mortgage rates are flat today. According to mortgage news daily, national average rates today are:

📣We started today at 6.99% avg rate and before noon we were at 6.85% avg interest rate!
