If you do not understand zoning in commercial, you can accidentally market a property for what it is NOT. ⚠️

Zoning controls what a property can legally be used for. Not every use is allowed by right — some require city approval, special use permits, or a full rezoning process. Never assume. Never skip this step.

Zoning is not something you check at the end. It is one of the first things you verify in commercial real estate.

Just because a property is being used one way does not mean that is its highest value. 🔑

Current use does not equal best use. A buyer may see redevelopment potential where the seller only sees current operations. You have to understand what the market sees — not just what the seller sees.

Pricing commercial property like residential is one of the most expensive mistakes an agent can make. 💸

In commercial, lease structures, income, and intended use all change value entirely. Price per square foot alone does not tell the full story — and if you are pulling comps the same way you would for a home, you are already off track.

This is one of the biggest crossover mistakes I see — and one of the first things I correct in my mentoring program.

Commercial clients don’t fall in love with buildings — they run the numbers. Emotion is lower. Strategy is higher. Retail, office, industrial, land, and multifamily are NOT evaluated the same way.

Each property type has its own lens — what matters for a retail strip center is completely different from what matters for a warehouse or a vacant land parcel.
