Future new construction home buyers. I want to bring a few things to your attention when you see articles like this. Most builders of not all builders have a cancellation clause in them - yes even before the pandemic. It is a safety net for the builder. Most often I have seen this utilized when a builder doesn’t feel they can make the client happy. Yes, since the pandemic we have seen builders cancel contracts and remarked them at higher prices, or they have included escalation clauses that allow the builder to raise the price based on rises on construction costs. I want to be clear about something a Realtor in most cases will not have the power to prevent the builder from exercising their rights under the contract. I see posts that say this is why you need a Realtor. This is a reason to have a Realtor however, not in the way it is implied.
As a Professional Real Estate advisor my job is to refer you to builders how provide excellent quality and a company that has an excellent reputation. My job is to help mitigate risk as much as possible to try to avoid situations such as these. I will make recommendations based on several criteria with the goal of each of my clients having a great experience.
Regardless if this is your first time or 100th time get a Real Estate Professional to assist in the process we bring seen and unseen value to each transaction. I have spent years learning, researching and studying and working in the industry to assist my clients. This industry is always changing and evolving just because you have built or bought before doesn’t make you an expert as things change constantly and as a Real Estate Professional I am making adjustments real time as they are happening.
Don’t be afraid to buy new construction be afraid to d it alone. I like to compare it to if you needed to file a law suit or one was filed against you you most likely would not attempt to represent yourself. Buying a home is the same get a Real Estate Professional.
My last word of advice is stop window shopping at model homes the builders are using this as a weapon to keep you from protecting your interest. If you are remotely thinking about purchasing find a Real Estate Professional first at your first encounter with many of the builders your Real Estate professional must be present. During that time you will be registered with having representation and the will keep your interest protected.
