A lot of real estate terms get thrown around during the buying and selling process, and "contingency" is one of the most common. If you're not familiar with what it means, you're definitely not alone.

I get a lot of questions about contingencies, so I wanted to break down three of the ones that come up most often: inspection, financing, and appraisal. Understanding what they are and how they work can make the process feel a little less overwhelming.

Looking for signs that the housing market is slowing down? This past week certainly reflected the seasonal shift.

Across the Metro DC region, new contract activity declined nearly 15% compared to the same week last year, with five of the six major jurisdictions reporting fewer homes going under contract. The one exception? Prince William County, which continued to outperform the rest of the region with contract activity up nearly 8% year over year.

But here's the part that's easy to miss: while fewer buyers are making offers, the buyers who are in the market are still moving decisively. Homes that went under contract actually sold slightly faster than they did a year ago.

What does this mean for buyers and sellers?

• Buyers remain selective, with affordability continuing to play a major role in purchasing decisions.
• Sellers with well-priced, well-presented homes are still attracting serious interest.
• As we've seen throughout much of the summer, activity has slowed—but the market hasn't stalled.
