Year over year comparison to 2021... the 13% reduction in inventory is the reason for the 6% reduction in sales as supported by the median sales and avg days on market stats.

Even in this crazy unbalanced market, it still matters HOW a house is presented to the market! The strategy and the price have to be in synch. Even first time buyers are more savvy than they might otherwise have been, gaining tough experience through repeated offers.

That being said, it's still a great time to sell!

Recently I had the distinct privilege of pre-viewing this most amazing property for a long-distance buyer… The house is more than this buyer is hoping for but the experience of seeing it in person made such an impression that I feel compelled to share…

WOW, just WOW! A most spectacular program by the NSO this evening!
If you don’t have plans this Friday or Saturday it would absolutely be worth finding out if there are still tickets available!

Not being a music critic, I couldn’t begin to do justice to the fabulous performances by the NSO and the renowned soloist, suffice it to say, you will be glad you went!
