Spooky season is here, and the DMV has plenty of history to go along with it. 👻

From the streets of Georgetown and Old Town Alexandria to historic Frederick, Leesburg, and Harpers Ferry, there are some great ghost tours around the area if you’re looking for something a little different to do this fall.

I get this question a lot: “How do I buy my next home when I need the proceeds from my current home to do it?”

There are a lot of moving pieces when you’re selling and buying at the same time. What will your current home likely sell for? What are you looking to buy? Do you sell first? Can the closings line up? Would a rent-back help? And what’s the backup plan if the timing isn’t perfect?

This is why I always recommend figuring all of this out before you’re ready to make a move.

Once we know what your home is worth and you’ve talked with a lender about what the next purchase looks like, we can start putting the pieces together.

The Metro DC market has lost some momentum, but the latest numbers tell a more nuanced story.

Contract activity fell 14% compared with the same week last year, continuing the slowdown we’ve seen since early August. But homes aren’t necessarily becoming harder to sell—the regional average days on market actually improved from 44 days to 42, with four of six jurisdictions seeing homes go under contract faster than last year.

Year-to-date, the region is still just 1% behind 2025.

The takeaway? It’s a slower market, not a stopped market. For sellers, pricing and presentation matter. For buyers, less competition may create new opportunities.

The first five minutes of a showing can tell you a lot. 👀

While you’re taking in the kitchen, imagining your furniture in the living room, or deciding how you feel about the space, I’m usually looking at a few other things.

How has the home been maintained? Does the layout actually work? Are there signs of bigger expenses down the road? And, maybe most importantly, which things can you easily change—and which ones will you have to live with?

You don’t need to walk into a showing knowing exactly what to look for. That’s part of why I’m there.

Buying new construction can be exciting, but I always remind buyers that there are a lot more decisions involved than simply choosing a floor plan.

Which lot makes the most sense? Which upgrades are worth the added cost? What can still be customized? And how far along is the home in the construction process?

Timing matters, too. The earlier you are in the construction process, the more opportunities you may have to make certain changes. Once construction is further along, those options can become much more limited.

And one thing I think is especially important to remember: the sales representative at the builder’s office represents the builder.

When I represent you, my job is to look out for your interests, helping you evaluate lots and upgrades, keep track of important deadlines, communicate with the sales office and navigate the process from contract to completion.

After a tough few weeks, the Metro DC housing market finally gave us a little something to work with.

New contract activity across the region was down just 0.9% from this time last year—a significant improvement from the double-digit declines we saw in recent weeks.

Encouraging signs also showed up beneath the headline numbers. Montgomery County was up 4.5%, Prince George’s County climbed 6.5%, and Northern Virginia and Loudoun finished within 2% of last year’s pace.

Homes are taking a little longer to sell overall, with the regional average rising from 46.3 to 50.5 days on market. But conditions still vary considerably by location and price point.

And perhaps the most interesting number of the week?

Through September 5, the region recorded 38,000 new contracts in 2025.

This year: 37,996.

After nearly 38,000 contracts, we’re behind last year by just FOUR.

That might be the best way to describe the 2026 market so far: not booming, not collapsing, just remarkably steady underneath a lot of week-to-week volatility.

For sellers, pricing correctly from the start still matters. For buyers, longer market times may create more breathing room and negotiating leverage.
