McLean & Great Falls Q3 2026 Market Update!

Through the first three quarters of 2026, 737 homes sold across the two markets, slightly ahead of 2025. But the bigger story is where those sales are happening.

🏡Homes sold above $3M:
2016: 19 → 2025: 80 → 2026: 114

🏡 Homes sold between $2M-3M:
2016: 48 → 2026: 147 ⬆️

🏡 Homes sold below $1M:
2016: 480 → 2026: 193

Meanwhile, sales below $1M have dropped from 480 in 2016 to just 193 this year.

For homeowners, this shift matters. Today’s buyer pool and price points look very different, making the right pricing and positioning strategy even more important.
