The answer is yes—but they’re only one piece of the puzzle.

Higher mortgage rates can reduce buyer purchasing power, while lower rates may bring more buyers into the market. But your home’s value also depends on inventory, location, condition, comparable sales, competition, and local demand.

And in the DMV, real estate is especially hyperlocal. What’s happening nationally—or even a few neighborhoods away—may not reflect what’s happening with your home.

Apparently, a lot of things that would get some serious side-eye in any other career. 😂

At this point, photographing water heaters, knowing strangers’ financial histories, and getting emotionally attached to homes we don’t even own all feel completely normal.

📊 Fewer homes available, but more deals made it to the closing table this week. What does that mean for the DC & Northern Virginia market?

From September 14–20, active inventory dropped to 1,833, down 289 from the previous week, while 779 homes closed, an increase of 185. Meanwhile, 11,902 listings have been recorded since the start of the year, giving buyers a broader range of opportunities as we head into fall.

🏡 For buyers: Opportunities are still out there, but finding the right combination of location, condition, and value matters.

🔑 For sellers: With buyers comparing their options carefully, thoughtful pricing, presentation, and positioning can help your home stand out.
