📊 Market Update – Greater Capital Area | July 2026

With more inventory and softer demand in Montgomery County, MD, and Washington, D.C., having the right strategy matters more than ever for sellers.

Active listings reached 4,700 — 28% above the five-year July average — while homes averaged 35 days on the market, up 12.9% from July 2025. At the same time, the average sold price increased 3.3% to $870,069.

The market isn’t the same for every home, which makes pricing, preparation and marketing strategy especially important. Buyers have more choices and time to decide, so sellers need to stand out for the right reasons.

Some home searches take a little patience, especially when you know exactly what you want. We love that Sungjin encouraged these clients to keep looking after a few disappointments, while helping them stay focused on finding the right home. Northern Virginia Market Update – July 2026

Northern Virginia inventory continues to grow, but the story varies significantly by property type. Active listings were up 19.6% from last year, with condo inventory up 41.1% and attached homes up 33%. Detached-home inventory, however, was down 2.5%.

📊 Market Update – Greater Capital Area | June 2026

The D.C. and Montgomery County housing market remained steady in June, with closed sales up 7.1% year over year and the median sold price rising 3.4% to $691,000.

Homes also sold more quickly than they did a year ago, spending a median of just 13 days on market—a sign that well-priced homes continue to attract strong buyer interest.

The takeaway: buyers continue to have opportunities, sellers are still benefiting from steady demand, and the Greater Capital Area market remains resilient despite the challenges of the past couple of years.
