Qualifying for a DSCR loan depends entirely on the property's cash flow value. A ratio of 1.25 is the gold standard, though getting as close to a 1.2 ratio is also considered.

The calculation is straightforward:
Divide the rental income by the total expenses, including principal, interest, taxes, insurance, and any HOA fees.

A 1.25 ratio is the optimal DSCR you want to see, but properties in the 1.0–1.25 range can still be strong candidates for financing.
