🌟Merry, Merry 🌟

I loved every minute of Christmas Day. Genuine joy of opening gifts to our family tradition of Finnish Pulla for breakfast (thank you Mom 🤩); watching movies to playing Uno and Christmas dinner … all our family favorites!!

As we closed the day watching Lord of the Rings (another fam fav), I asked my favorite people to promise me 5 years from now, we’ll still be doing all of it together 🥰

🏡✨ Despite interest rates hovering around 7%, buyers are still scoring their dream homes that check all the boxes—wants, needs, and budget! 💰💥 Showings in the Washington DC market are soaring, up over 25% compared to last year, leading to a fantastic 10% jump in homes going under contract! 🚀

Home prices are on the rise, with October 2024 seeing a whopping 9.9% increase from 2023! 📈🔥 Buyers are enjoying more options, more time to decide (median time to contract is 30 days!), and a bit more wiggle room on contract terms.

Active listings and new contracts are outpacing 2022—it’s a great time to be in the market!

💡 Homebuyers: When you find “the one,” don’t wait! Even with a little extra time, every home has its own story. Your favorite might not stick around long!

💡 Home Sellers: Remember—Price. Price. Price! Make sure your home shines and is ready for inspection. And be prepared for a longer market stay!

We’re not quite in a balanced market yet, but opportunities are everywhere!

This was “flat” me 9yrs + 13 days ago. Full of so much nervous energy and anxiety the night before the Chicago Marathon. Foolishly thinking it would be one of the hardest things I would do in my life.

And then the simple act of getting ready for bed, changed my life. I found a lump in my left breast.

It’s hard to imagine a moment where your life stands completely still, emotionless … just numb. What happened the days, weeks and years after seemed like an eternity and yet it all went by so fast.

And 9yrs & 13 days later, I’ve been a survivor for over 7. I’ve had the chance to live all these days, where many, many women haven’t. So many times feeling guilty with this chance.

So much of our lives happen in the micro-moments. The seconds of sheer joy or pain, of love or loss. And then far too soon, all our seconds are gone.

I remind myself almost daily to live the moments I’m in …. which for a Type A planner, can be waaaaay hard. And staying grateful for having them, even the hard ones.

Every October is so special to me. It’s another year of moments I got to live. And to continue to honor those who are no longer with us, with living them to their fullest. 💖💓

✨ There is no “1 plan” to market & sell a house. Not all are the same. The story behind the door is personal, each with unique challenges, problems + solutions. This is the 4th time I’ve worked with Zenaida and her family, but this one was the most critical. A recent series of life events created an urgent, but emotional need to sell her home. ✨

We worked for nearly a year talking through how to plan a sale that would be easy, simple and with very little stress. No major refreshes, no decluttering, no staging. 🏠

Her home was in a very desired neighborhood, great floorplan on a welcoming lot in the perfect “starter home” price point. 💰

We sold her home in less than a week and marketed exclusively through my brokerage. It never hit the open market. Selling a home off market doesn’t always result in the best price or terms. But using every resource possible to support a client during a difficult chapter gave her peace of mind and more comfortable experience.

It’s not a home that’s the most important thing for me. Serving those who place their trust in me drives me every day. Thank you, Zenaida! Truly blessed to have you and your family in my life 🙏
