When my sellers accepted a job opportunity out of state, their son was still living in the Fairfax Station home they'd loved for nearly two decades. So before we could even think about listing, we found him a condo, helped him move, then turned our attention to the house.

But far more important than the specs, the lifestyle of living in McLean sells itself: shorter commute times, the convenience of living near Tysons, and in the case of this townhome, walking distance to the local high school.

In our initial consultation we walked through the home and created a home prep strategy which for this home included painting the entry level, adding in a new bathroom vanity and some new lighting and mirrors. The owners had several pieces of art that we thinned out so nothing would be damaged and we could show off the space.
2) Pricing. Next, we did a comprehensive pricing analysis of not only this neighborhood but surrounding subdivisions looking at year over year trends and current competition.
3) Presentation. The home was professionally cleaned and the homeowners did a amazing job keeping the home show ready.
In spite of a late season snow storm the home went under contract after receiving 2 offers and now the sellers can move on to their next season in life. Professional photography and video showcased the home and drew a lot of eyeballs.

What a week! I have very happy SELLERS today because we got their two homes under contract in just one weekend. Both homes received multiple offers and came in above asking price. All of the planning, renovating, cleaning, staging, photo and video shooting is worth it when you get a call from a fellow agent saying "my clients love your new listing and we are going to write an offer"! Shout out to my wonderful, cooperative sellers and to my colleague, Colette Zdobysz. who helped with the open houses, and of course to the amazing Sarah Lynn Herrera who will keep us all on track until our April close dates! Time to start packing!
