"Inventory is up" is the headline you keep seeing about Northern Virginia. It is true, and it is also a little misleading.

NVAR's August 2026 report, released September 14, shows condo listings up 44.8 percent and townhome listings up 29.9 percent from a year earlier. Detached listings went the other direction. They fell 8.5 percent.

So a buyer shopping for a condo has far more to choose from than last year. A buyer shopping for a detached house has less. Same headline, opposite markets.

You see the stairs. They see every holiday that happened in that kitchen.

If your parents are still living in the house you grew up in, you probably know this feeling. You worry about the basement laundry and the icy front steps. They remember the pencil marks on the pantry doorframe.

Here is what I keep coming back to: both of you are right. That is exactly why the conversation is so hard to start.

If you own a home in Manassas, Bristow or Gainesville, here is the practical version of the airport story.

Prince William closed 663 sales in June at a median sold price of $600,000, with homes averaging 18 days on market and receiving 99.4 percent of original list price, according to the Realtor Association of Prince William. Active listings hit 935, the highest June level in five years.

That is a market where accurate pricing is doing far more work than any headline about a runway. And if your street sits anywhere near the flight path, I would rather show you the actual FAA contour map than let you guess at it.

If you are relocating to Northern Virginia in the next year, the new flight news is a nice bonus rather than a reason to buy. Three things actually decide whether a house works for someone who travels: your real route to Dulles at 5am, whether the parcel sits inside the airport overlay district, and what your week looks like on the days you are not flying. I put all three in writing before you tour anything, so you are never working from a guess. If you are also selling a home somewhere else, that timing usually drives the whole plan. Tell me your target month and I will build it backward from there.

United is adding two European nonstops from Dulles in 2027. Toulouse starts April 26. Milan starts May 28. What caught my attention was not the cities. It is that neither one is served by any airline from the Washington region right now. If you are relocating here and you cross the Atlantic a few times a year, that is a change you feel in your calendar, not just a press release. I wrote up what it means for a house search, including the part most buyers do not think about until after they have picked a street.

Here is the part that surprised me.

When people ask whether the Manassas airport will hurt nearby home values, I expected the federal environmental study to be full of soft language about noise. It is not. It names houses.

The FAA study found that no homes sit inside the airport's significant noise contour today. Looking forward, it projects one home newly inside that contour by 2036, on Alessi Drive, and two by 2041, adding one on Flint Rock Road. Both sit south of Runway 34R. The airport is required to reach out to those owners and offer sound insulation or a buyout.

Two houses are named in a federal document.

That does not settle every question. It does mean this is an address-level question rather than a ZIP code-level one.

Virginia had not certified a new commercial airport in 53 years. That streak ended on August 31.

The FAA handed Washington Manassas Airport its Part 139 operating certificate at a ceremony at the field, which is the license an airport must hold before scheduled passenger airlines can serve it. Manassas becomes the fourth airport in the Washington region cleared for commercial flights.

No airline has been named yet. The airport director says that announcement is expected in December, with first flights targeted for November 2027, opening with three to four round trips a day.

I went digging through the federal paperwork to figure out what this actually means for homes nearby. The answer was a lot more specific than I expected.

I went looking for what fifteen years of data center tax revenue actually bought Loudoun County, and the list ran longer than I expected.

36 new schools.
$1 billion in road improvements.
A residential property tax rate that came down every single year from 2016 to 2025, from $1.14 to $0.81 per $100 of assessed value.

In 2024 alone, data centers generated $875 million in local revenue. That's close to 45% of everything the county collected.

You're entitled to your own opinion about how they look on the drive up Route 28. Plenty of people have one. I just think it's worth knowing what they've been paying for.

There are more homes for sale in Northern Virginia than there were a year ago. Active listings were up 12.1% this June, per NVAR, and prices still rose, with the median at $810,000 and the average home selling in 19 days. So this is not a soft market. It is a market where prepared homes sell fast and overpriced ones sit while buyers go look at something else. Pricing to the market matters more this fall than it has in a few years. If you are thinking about selling, I will pull the real sold comps in your subdivision and walk you through it. Just ask.
