Now, I'm not saying you can't have a unique space that works for you and speaks to your individual tastes. You absolutely CAN and SHOULD make your home *yours*.

But if you're thinking at all of resale some time down the line, be it one year or ten, let this be your to talk to your favorite realtor before you dive head first into...whatever this is. 💗

When it comes to goal-setting, the big question is always "what's your 'why'?"

Well, for me it's this guy. He's also why I finally made the switch to real estate (something I should have done 10 years earlier). I knew I wanted to start a family and that I wanted a job that allowed me to be at home a decent amount of the time. I happened to also know that I was destined for this path, so it all just made sense.

It hasn't always been an easy balance. I was ratifying a contract while laboring with him in the hospital. I nursed him in a meeting with a builder and a client. And now he's four, he goes to preschool, has after-school activities, and spring break is suddenly A Thing.

So here I am, covered in a tortilla blanket on the couch in the playroom, following up with leads while judging his castle-building and dino cosplay. Could be a lot worse.

If you're having A Monday, take a minute to think about your "why." It's a helpful - and healthy - reminder that what you're doing is important and worth the obstacles at hand.

Under contract and under asking price 👊

This one was a whirlwind! I'd found my clients an an off-market opportunity in the beautiful Stratford condo building, but it wouldn't be available until May. One week ago today I showed them this unit simply to give them some insight into the style and quality of the building as a whole.

Well, they took one step inside and and a week later, they're under contract!

The negotiations were tough, but thanks to a lovely seller's agent, my own years of experience, and a silver bullet suggestion from our team leader, I was able to get my clients a ratified contract well under asking.

My favorite part comes next: handing them the keys!

You know what I recently found out? That real estate professionals are often compared to used car salesmen and ambulance chasers. 😳 You guys...the gasp I gasped! I like to think that I'm fairly self-aware, but WOW and OUCH.

It got me thinking that maybe I need to put a bit more effort into showing people who I am, what my values are as a Realtor, and why this job is so important. So here goes...

Hi there! I'm Monica Weddle, and I've been selling, designing, and consulting on real estate since 2018. Also since 2018 I had a pandemic baby and moved from Raleigh, NC to McLean, VA, so one could say it has been a wild ride so far. But in that time I:

❤️Worked with truly incredible clients to realize their dreams of upsizing, downsizing, and everything in between
🧡 Designed and sold multiple new construction and renovation projects in NC and in VA (I love a wallpapered powder room, as it turns out.)

The number one question I get when I tell people what I do for a living is "so, how's the market?" Ekko Title put together a perfect snapshot of what the average deal looks like here in McLean.

So, what of all the chatter in the media about a cooling market? The reality in our area is that inventory is still virtually nonexistent and the rule of supply and demand hasn't changed. That means sellers are still in the driver's seat, with buyers most commonly paying asking or higher and waiving inspection and financing contingencies.

Is still a thing? Well, I'm doing it regardless.

This is a reminder that design is another side of my business. This collection went into a full gut renovation in the McLean Hamlet, and it came out so beautifully that I still have dreams about this kitchen 🥰
