It can feel overwhelming when you want to buy another home, but you need to sell your current property first. That's where my team and I step in.

It all started with the game plan with the lender. What is realistic numbers wise.

Then marketing the current property, and managing when showings can happen while you are currently living in the home. To eventually getting under contract.

So what about the buying end?

We ask for a rent back, to give the security of time to find the next property. Timing is everything.

Attention Veterans! This is a closing from a few months ago, but worth mentioning for how being strategic we can get you money back at the closing table.

This buyer wanted closing cost subsidies, so we went and got it! We targeted properties that had accumulated days on the market, and had no offers. We got 4 percent subsidy and a full home inspection (with every repair we asked for completed). Most closing costs in Virginia average around 3% of the sales price. Also considering getting any subsidy (or home inspection) in Northern Virginia can be a considerble challenge, this was huge!

With the VA loan of 0% down, and the large subsidy. This buyer was paid nearly $800 at closing. Getting to paid to buy a house is a pretty sweet deal isn't it?
