🏢 IMPORTANT CONDO FINANCING UPDATE FOR MARYLAND BUYERS & SELLERS
Beginning August 3, 2026, Fannie Mae and Freddie Mac are eliminating the “limited review” option for most conventional condo loans.
Lenders will take a closer look at the entire condominium association—not just the buyer. This may include the association’s finances, reserves, insurance coverage, unpaid condo fees, special assessments, structural concerns and planned major repairs.
🔑 What does this mean for buyers?
Financing may take longer, and problems within the condo association could prevent your loan from being approved—even if you personally qualify.
🏠What does this mean for sellers?
Your condo association’s financial condition and ability to provide the required documents may affect whether a buyer can obtain financing. Getting the necessary information early will be more important than ever.
