Northern Virginia's housing market is showing some interesting trends, and continues to be a hot topic!

Here's what's going on with Loudoun & Fairfax Counties:

Fairfax County:
✅ Median sales price up 5.2% year-over-year, but inventory is rising (10.2% increase month-over-month). This could signal a move towards a more balanced market.

✅ Homes are still selling quickly (640 sold in under 30 days!), but with more inventory, bidding wars might ease up a bit (might being the key word).

Loudoun County:
✅ Median sales price shows steady growth (3.3% year-over-year), and it's still a seller's market for now (though this could change in May).

✅ Nearly 90% of homes sell in under 30 days, and over half go for above asking price!

🔍 What This Means for You:
Even with the overall increase in supply, the buyer demand is still pushing home prices up. This indicates that, while we're in a neutral market, there is still a strong need for high-value properties.

This weekend, there are two great events that are ideal for anyone who wants to get out of the house and put a little color into the spring season!

The Spring Garden Market at River Farm (Alexandria, VA)
This annual event is a paradise for plant enthusiasts, with vendors offering a huge of flowers, plants, seeds, and gardening accessories. You'll see also be able to learn from experts, and get inspired for your own outdoor space!

A relatively casual and easy hike (around 1.5 miles) that provides a great experience as our native Virginia Bluebells go into their blooming season. They'll blanket the forest floor this year projecting a bloom between April 13 and April 20.

My Favorite Part of the Job: Building Trust! 🙌
Getting to see my clients walk into their new home is the fuel that keeps me going! And then, when they come back to say things like this...

After some prep work & market research, I start out my day with coffee-fueled conversations - talking with NoVA homeowners and potential buyers looking to move into our area.

Mid-Day Hustle 💪
When everyone else is taking their lunch break, I'm just starting in-person consultations - talking through dream homes and strategic plans with my clients.

And then, my inner "negotiation ninja" mode is activated working for the best offers for each of my clients and making sure they are in a winning position.

Afternoon Adventures 💹
Collaboration time! Brainstorming with my amazing network of local lenders, inspectors, and movers to make my clients' journeys smooth. This is also when I'm returning any texts, emails, and calls that I might have missed in the morning.

Evening Wrap-Up 🎯
After some family time, focus goes to catching up on emails, negotiations, and finalizing paperwork before recharging for another day of helping families with their real estate needs.

So yeah, a whirlwind of activity that isn't really talked about, but it's all worth it to see the joy on my clients' faces!

Our weather here in NoVA has been nothing short of... well, not typical.
However, this weekend, it looks like we'll see a turn towards true Spring-like weather with some mid-50's, 60's, then into the 70's next week!

So, for those of you who feel like you simply need to get out of the house, let's get you over to Great Falls Park and truly enjoy being outside for a day!

If you've never been, this is what you can expect:
🌊 Epic Waterfalls! Like something out of a nature documentary (but cooler because you're actually there)
🥾 Scenic Hiking Trails: Choose from a variety of trails catering to all experience levels, and giving you amazing overlooks and landscapes.
💪American History: Immerse yourself in the rich history of the area with remnants of the canal system commissioned by George Washington.

And, make sure you don't forget your camera (or your phone to take pictures and video)! The views throughout the park are phenomenal!

So, pack a lunch, breathe in the fresh air, and get out of the house to reconnect with nature this weekend.

Are you going to be watching the eclipse?
Just in case you're in NoVA and going to be looking up into the sky on April 8th...

We won't see a total eclipse, but there's going to be a really cool partial one! Let's get you some of the details from what we're hearing:

✅ The eclipse starts around 2:01 PM EDT and peaks at 3:18 PM EDT.
✅ Safety First! NEVER look directly at the sun! Believe it or not, places are selling certified eclipse glasses so you can have a safer experience. Go ahead and get yourself a pair!
✅ Plan Your Viewing: Websites like NASA (https://eclipse.gsfc.nasa.gov/) can help with timing and details.

Want the full experience?
If seeing a total eclipse is what you're wanting, consider one of these places for a short trip:

Shenandoah National Park: The park offers stunning scenery and a higher chance of clear skies for a breathtaking partial eclipse, even if not total.

Harrisonburg, Virginia: This city lies just outside the path of totality but will see a very high percentage of coverage (around 89%).

No matter how you choose to experience it, stay safe and have fun!
