July’s market data across DC, Maryland, and Virginia shows a more flexible and balancedenvironment for today’s buyers and sellers.

• 85% of purchases were financed, up from 78% in June
• 76% of offers included a financing contingency
• 59% included an appraisal contingency, up from 51% in June
• 80% included a home inspection contingency
• 17% of contracts included an upfront seller subsidy
• 75% of contracts included 2.5% seller-paid buyer broker compensation
