S.Fuller Economic Watch - August 2025 Report

As an ancillary trend related to home prices stagnating, housing inventory in the Washington region is rising. Active listings on BrightMLS increased 41.3% from July 2024 to July 2025. In general, the rise is the result of a combination of more sellers and not enough home buyers, particularly at the listing price. The increase in inventory strongly suggests that price growth will continue to moderate throughout the year. However, it should be noted that although we may see a slight decline in sold homes, that does not imply a loss of core value to homeowners. The market is simply returning to more normal conditions.

The new commission rules mean Agents really have to bring value to the table.

Builders generally know what the sticks and bricks of building a home will cost. What they don't know are the characteristics of the lot that will have an impact on the overall costs to the project. Builders have to deal with all kinds of variable costs like tree and dirt removal, well & septic systems, soil qualities, utility tap fees, curb cuts and driveways, municipality building rules, and restrictions, architecture, engineering, permitting fees, stormwater management, the list goes on and on. No two lots are exactly alike and each building project has unique variables that builders have to plan for and incorporate into their building costs. Builders call this part of the project Site Work or Land Development and it is the big cost variable in the project. The better the builder can define this, the less likely you are to experience cost overruns which can be 10s of 1000s of dollars.

How does a Builder estimate the Site Work Cost?
Can I get a Fixed Price Site Work contract?
Will I have a Site Work estimate before the Lot is Purchased?

In our view of the journey you are considering taking on (Call To Adventure), we coach to understand the 4 "buckets" of money that go into every project - lot acquisition, site work, construction, and financing - before making the ultimate commitment of lot acquisition (The Ordeal). Most people think to go get the lot first, then figure things out with a builder and costs. If money is no object, then OK but we coach differently! We coach to first educate yourself on the process, builders, and costs related to each. Once you have your builder, they can help you evaluate possible lots and you'll know how much to pay for your lot and manage your budget.

If you already have a lot, then we move right to the builder match as well.
