Realtor Ryan Parker & Tiffany Parker of Collab-RT Realty Lifelong resident of New Braunfels & over 15 yrs construction experience. Trustworthy & dependable. I know homes from the inside out and the ground up.

I've lived in New Braunfels all my life and absolutely love this area of Texas! My late grandfather, Archie Culpepper, was in the New Braunfels Real Estate scene for most his life. I loved helping him out when I could- he taught me so much about not only real estate, but how to treat others and living life, "not whether you win or lose but how you play the game." I then married my high school swee

theart and submerged myself in the custom home construction industry, (which he is a part of) where I learned to recognize quality work and the ins and outs of building. I graduated from the University of Texas at Austin (Hook 'em) and have since had 3 beautiful boys. God has blessed me with so much, including my ability to help my clients reach their real estate goals. I love seeing the look on my client's face when their dream is realized, whether that's buying or selling. I am trustworthy, attentive and can make the whole buying/selling process more comfortable for you. Please contact me to see if I would be a good fit for your real estate needs! Thank you! - Tiffany Parker

I have grown up in the construction industry, owned several construction companies of my own as well as worked for a few large construction companies. I can recognize quality work and help you make confident decisions when purchasing or selling real estate. I've also learned the importance of customer service and will be dependable and trustworthy from the start. My wife and I are a family doing this so we consider our clients part of our family. We're here to protect and guide you through the real estate world! We look forward to working with you! Thanks! -Ryan Parker

One thing about us… we’re gonna turn an ordinary work day into fun memories, bad jokes, and way too much laughing 😂

Most days, Ryan is busy drawing floor plans, meeting with clients, checking out builds, or walking houses for clients… so we really enjoy the time we do get together during the work day. And somehow it usually turns into random side-quests and him testing out his latest dad joke on me 🤦🏼‍♀️😂

Honestly though, that’s what makes it fun. We genuinely love working together and just doing life together.

So yes… you better laugh at his joke 😅

Perched above Canyon Lake with views that stretch for miles.

This one sits on 1.07 acres in the gated First Mountain community and was designed to make the most of the setting—expansive windows, open living spaces, and a backyard built for sunset evenings. The multi-level deck, pool, spa, and panoramic Hill Country views are what make this property feel like more than just a home.

The truth about the blue tape walkthrough: if you’re finding major issues at the final walk-through, you’re finding them way too late.

By that stage, the house is basically finished. Cosmetic touch-ups can still be flagged, but bigger mistakes should have been caught much earlier—when they’re easier to fix and before they turn into expensive headaches.

That’s why Ryan doesn’t just show up at the end with blue tape.

He walks the build multiple times throughout the process, paying attention to the details most people don’t even notice. Constant communication with the builder during framing, mechanicals, finishes, and every stage in between is where real value comes in.

A good final walkthrough matters. But protecting your build starts long before that.

Sometimes building makes more sense than buying.

If you’ve walked through home after home and none of them quite fit, building can give you the control a resale home can’t. You get to choose the layout, room sizes, finishes, and how the home sits on the land.

For families planning to stay long-term, building can be one of the smartest investments you make.

It does take patience—and the right guidance. Building isn’t just about getting a house. It’s about creating the right one for the way you live.

Why buying a home can sometimes be less stressful than building one.

If you need to move sooner rather than later, buying is usually the safer path.

With an existing home, you can often close and move in within 30–45 days. Building a custom home usually takes 8–14 months—and in that time there are a lot of decisions to make, timelines to manage, and unexpected costs that can pop up.

That doesn’t mean buying is perfect. Inspection issues, financing hiccups, and closing delays can still happen with resale homes too.

But overall, the process is more defined. And when you have an experienced real estate broker and builder on your side, it gets a whole lot easier to navigate.

For a lot of families, predictability matters more than customization.

A custom home can look great on paper. Then the real-world costs show up.

Most buyers focus on the base build price, but that’s only part of the picture. Site prep, rock excavation, septic, utilities, driveway work, inspections, scheduling delays, and even change orders during construction can all affect the final number.

Then come selections — the finishes, upgrades, and “we have to have that” choices that add up fast.

That doesn’t mean building isn’t worth it. It just means going in with a realistic budget and timeline makes for a much smoother process.

Most people hear “custom home build” and think: 6 months and we’re moving in.

Reality check… it’s usually 8–14 months—and that’s if everything goes smoothly.

Between weather delays, inspections, site prep, material lead times, and scheduling trades, there are a lot of moving pieces behind the scenes that most people never see. I’ve even had folks hoping for a summer move-in still settling in after the holidays.

So if you’re weighing building vs. buying, your timeline might actually be the biggest deciding factor—not just the design or price.

Good homes take time. And the process is worth understanding before you start.
