The Greater Houston market continued to move toward a more balanced place in August, with steady inventory, stable prices, and more options for buyers.

Here are the key numbers from HAR:

• Single-family home sales: down 11.5% year over year
• Closings: 7,100
• Active listings: 38,947 homes
• Inventory: 5.3 months
• Average 30-year fixed mortgage rate: 6.67%
• Median home price: $330,000, down $5,000 from August 2025
• Houston affordability has improved year over year in 22 of the past 25 months

The big takeaway: buyers have more time and more options, while sellers are still seeing relatively stable prices.
