The closer a seller gets to listing, the more tempting it can be to make one final design decision based on personal taste. That is usually the moment to simplify the goal.

The home does not need to become generic, but it should be easy for a broad range of buyers to understand. If an update is highly specific, permanent, or difficult to reverse, I would think carefully before adding it right before a sale.

A useful filter is this:

“Does this improve the home, or does it mainly express my style?”

Fresh condition, clean surfaces, functioning fixtures, and a cohesive presentation can support the listing. A very personal tile pattern, unusual built in, or dramatic finish may create another decision for the next owner.

Preparing to sell is less about finishing your design story and more about making room for someone else to imagine theirs.

A neighborhood pool, clubhouse, gate, trail system, or shared green space can look like an instant lifestyle upgrade. The better question is whether the amenity actually fits the way you live.

I encourage buyers to look beyond the photo and understand the structure around shared features. How are they maintained? Are there use rules? Is access seasonal? Does the community setup create convenience or add responsibilities that do not matter to you?

The same amenity can feel valuable to one buyer and unnecessary to another.

Before deciding that a community feature belongs on the must have list, I would ask how often it would realistically be used and whether the overall neighborhood experience matches the routine you want. Lifestyle is personal. A long amenity list only matters when the features support yours.

A beautiful kitchen can still be frustrating at the exact time it needs to work hardest. That is why I like the 7 PM kitchen test.

Imagine groceries coming in, dinner being prepared, dishes stacking up, drinks being poured, and someone opening the refrigerator at the same time. Does the layout support that activity or create traffic jams?

Current kitchen design is moving toward seamless storage, dedicated beverage areas, integrated appliances, better work zones, and surfaces that make daily use easier. Those details matter because the kitchen is not a showroom. It is a working room.

When I tour a home, I would look past the finishes for a minute and mentally walk through a normal evening. The strongest kitchen is the one that still works when several things are happening at once.
