We’re excited to introduce Chris Roth, who joined the ARS team back in February! 🎉 (Better late than never on the formal introduction, right?!)

Chris brings a strong background in client service and case management to the team, and as a Penn State Behrend Communications grad, you can count on clear, responsive communication from the start.

When he’s not helping clients navigate the closing process, Chris is likely on a baseball field. He’s coached for the past seven years and spends his weekends cheering on his kids, Caden and Makayla, in baseball, softball, basketball, and golf. Family time, hitting the golf course, and cooking round out the rest of his time.

Fun fact, he and his wife, Maureen, once appeared in a Gaslight Anthem music video, so Chris has some serious cool points. 🤘

Our Second Annual Souper Bowl was a huge success! 🥣🏈 With 15 soups and chilis to choose from, the competition was fierce and the bowls were full!

Ashley’s potato soup took first place this year, with Nichole’s corn chowder coming in a very close second!

Thank you to everyone who attended (and to those who couldn’t make it but delivered giant cookies in their place 🍪).

New Real Estate Reporting Requirements take effect March 1, 2026

❓What's the purpose❓
▪️To prevent money laundering and other financial crimes. The rule is designed to make it harder to use real estate to hide or move illegal money.

❓What transactions will be impacted❓
▪️Most of the transactions that meet the following criteria:
1️⃣Residential Property (structure designed for 1-4 family occupancy or vacant land on which the Purchaser intends to build a structure designed for 1-4 family occupancy); AND
2️⃣Purchaser is legal entity or trust; AND
3️⃣Purchaser is paying cash or utilizing private financing.

If your closing is subject to the new reporting requirements, FinCEN will require title agencies to collect and report information about: 1️⃣ Purchaser and its beneficial owners and source of funds; 2️⃣ Seller; and 3️⃣ the Residential Property being conveyed.

These new reporting requirements will add a couple of steps to the closing process, but will not delay closing unless parties fail to respond to information requests timely. It is important to note that closing cannot occur until all requested information has been received by the title agency.

ARS is well prepared for the impending changes and we are happy to answer questions as they come up.

Meet Sarah Oviatt! She and her husband, Ken, are busy parents to three energetic boys, Nicholas, Jackson, and Cooper, all of whom keep life full of adventure and baseball. As a family, they love spending time outdoors, camping and kayaking, and cheering on their favorite teams, the Pittsburgh Steelers and Pirates. 🖤💛

Sarah’s household also includes three, four-legged friends: Stella, a chocolate lab, and Mako and Sully, their two golden retrievers. 🐾

When she’s not at work, you’ll likely find Sarah enjoying downtime with family and friends - playing games, sharing laughs, and enjoying favorite foods.

We’re excited to have Sarah join our ARS team and Titusville office.
