Three Contract Terms Every Buyer Should Know from Shullenberger of The Kris Kelly Team

👉Inspections
Buyers can elect multiple inspections, most commonly a home inspection and wood-destroying insect inspection. If the property isn’t on public water or sewer, water and septic inspections may also apply. Buyers typically have 10 days to complete inspections and respond by accepting, negotiating repairs or credits, or terminating the contract.

👉Appraisal Strategy
When a buyer uses a loan, the home must appraise at or above the purchase price for the bank to proceed. If it appraises low, the buyer and seller may renegotiate—buyers may bring additional funds, or the seller may adjust the price. If it appraises higher, the buyer gains instant equity.

👉Title Protections
Before closing, the title company researches the property to ensure there are no liens, claims, or legal issues. This protects the buyer by ensuring they receive clear, marketable title with no surprises at settlement.
