1. Price for the market you are in — not the one you remember. The first week tells us a lot. The right price brings attention immediately.

2. Presentation matters more than people think. Clean, bright, and well-prepped builds buyer confidence fast.

3. The first 7–10 days are your window. That is when the most serious buyers are watching and deciding if it is worth acting on. Spring brings a lot of activity, but the homes that stand out usually follow the same playbook. If selling this year is on your radar, this is the season where preparation really pays off. 🏡

It usually starts with the wrong question. How high can we go? Instead of: How will buyers compare this to everything else they’re seeing right now? Because buyers do not evaluate a home in isolation. They are comparing it instantly to every other option in that price range.
