✨ SOLD ✨ congrats to my seller on closing on their home last week.

Showed up to do staging~ the work wasn’t done/ the house wasn’t cleaned

The day before photos~ we carried mulch with cardboard boxes from my car, to do some light landscaping in the front (I couldn’t let it be the way it was for photo day 🤣)

We showed up for staging- no shower curtain or hooks..

Small hiccups along the way but we can laugh at them now!

Let me tell you about negotiations..

Property listed for $279,000. First offer comes in way under.

The agent says “the comps don’t support the price”.

But the comps do support the price, because three agents in our office ran the numbers before listing..

We counter, try to work with them, and nothing happens. Ultimately it expires and we deem that it was for the best.

Another showing happens, another offer comes over asking price. Winner winner! ✨🏡🫶🏻

Getting a low ball offer first definitely isn’t for the faint of heart, but don’t let it scare you! Great things can be coming while the present isn’t exactly what you’re hoping for.🔑

This home was actually owned by my dad and my grandfather as a rental property~ and it’s time for us to let this one go. Congrats to the new owner. Cheers & on to the next 🤍🥰

Do I feel like a nerd for making a whole post about this? Yes. But do I feel like it’s too cool not to share? also yes!

How it works ➡️ make a key hero account, scan your key at Home Depot, share with your realtor or friends email address~ and then they can go to their nearest Home Depot and collect their copy!

I tried it myself for my new listing coming later this week, and it worked like a charm🫶🏻
