One of the best things about real estate is its something different everyday. Today it's boots out in the woods with a soil expert working on a wetlands delineation for a parcel my clients would love to build their forever home on. Results of this study will tell us if that is feasible and at what price. One of the takeaways here for anybody thinking "it's just a piece of land, I don't need help from a real estate agent" , you don't know what you don't know. If you don't understand the county ordinances and you don't know anything about feasibility periods, rpas and wetland designations you probably want help from somebody.

Peggy Lynch always brings the goods when she teaches a class! Realtor® CE is never dull with her. If you are a potential buyer or seller this is the kind of information you expect your agent to know. Contract changes effective July 1 might affect your purchase.

✅ Network connected devices that control temperature & lighting now convey with purchase

✅ Septic inspectors are only required to dig 30 inches for inspections. Anything deeper is not "readily accessible"

✅ The seller's written consent is now required if a buyer wants to change loan types after ratifying a contract
