Your toilet is a plumbing fixture. Not a rocking chair.

Vented soffits? ✅
Attic baffles? ✅
Actually installed so air can flow into the attic? ❌😂

Just laying the baffles on top of the insulation doesn’t magically create ventilation. They need to provide a clear, unobstructed path for outside air to move from the soffit into the attic.

But hey… they bought the baffles. That counts for something, right? 💀

Three kids living in this house.

No working CO detector.

And the water heater exhaust flue wasn’t even connected. 😳

This is the kind of s**t that actually pi**es me off as a home inspector. Not because it’s ugly. Not because it’s sloppy. Because people are living here trusting that their home is safe.

Some defects are about money. Some are about safety.

This is why we inspect. 🔍🏠

All work and no play throws off the balance…. It was worth the wait. Finally got her back from the interior shop and couldn’t be happier with the results. Shout out to Al’s Custom Interior for absolutely bringing my ideas to life. The Ice Cream Getter got some new digs… Now for the paint

You’re worried about seed oils, food dyes, microplastics and drinking filtered water… meanwhile this refrigerator filter has been fighting for its life since 2002. 💀😂

Friendly reminder: just because the water comes out of the fridge doesn’t mean that filter has EVER been changed.

Next time someone offers you fridge water… maybe ask to see the filter first. 🤢

The flipper must’ve been scrapping copper on the side… because apparently once the copper was gone, we just started throwing PEX wherever it landed. 😂

No supports. No organization. Just loose spaghetti hanging throughout the entire house. 🍝

Plumbers… how many violations are you spotting before your blood pressure goes up? 👀🔧
